"There are some buyers who come from other places when you get into this super high-end market," said James Simpson, managing broker for Fuller Sotheby's International Realty in Boulder.
He uses a house soon to come onto the market that will list for $5.95 million as an example of the appeal.
"Hilltop Farm is a very unusual property for the Boulder area," Simpson said. "It's a 40-acre estate that makes you feel like you're driving into a Virginia horse farm when you come down the tree-lined drive."
The house is at 5860 Boulder Hills Drive in Longmont.
In addition to a front-yard pond complete with trumpeter swans, the 9,000-square-foot house comes with water rights and gravity-fed irrigation — bonuses that keep the property green.

Simpson regards one of his current listings as more a piece of art than a house. It primarily appeals to people who appreciate it as Charles Haertling's award-winning Usonian-designed Menkick House.
Haertling built the house around a natural rock outcropping on the property's 1.1-acre lot in west Boulder.
"The house is all about architecture and value as a piece of art," Simpson said. "This is one of the premiere architectures of its type."
He compares the Menkick House's mid-century modern style with the work of Richard Neutra and R.M. Schlinder — two other famous architects who significantly contributed to the modernism style.
"We've tried to get the house's information out to architecture buffs in places like L.A.," he added. "Buying this will be like buying a fine painting.
"The buyer pool for these types of homes is just smaller here than it is in places like L.A. although there are people here who've looked at it."
