"The supply is high. There are a lot of unique properties out there," said Tim Goodacre, co-owner of Goodacre & Co. Real Estate.
"In and out of Boulder, there are 22 properties right now that are over $3.5 million," he said.
So how do real estate brokers set their listings apart from the rest?
Goodacre describes the appeal of a house he's showing that fits in that price range as unique — because it's not about the house but about the property. "The house is modest," he said, "but it comes with its own private lake — right out the back door."
The sellers of this property raised their family there and treated many of their children's friends to sleepovers on the lake's beach. It also provided hours of entertainment in the form of water skiing, swimming and fishing.
"A lot of buyers focus on the house, but this one is about a lifestyle and the next generation who want to raise their kids in this kind of a place," Goodacre said.
Like a lot of high-ticket properties, the $4 million houses are appealing to a lot of people on the east and west coasts — and they're on a mission.
"Someone with this amount of money has a pretty accurate idea of what they want," Goodacre said. "They're really sophisticated."
For sellers who have $4 million houses on the market, he advises patience.
"It's either time or money, so they need to either lower the price or wait for the best buyer to come along," he said. "There are a lot of cautious people out there."
6423 Valmont Road, Boulder | $3.995 million :
Situated in a rural subdivision that is minutes from downtown Boulder, this house overlooks a private 12-acre lake with two docks, a boat ramp and a beach.
