The speed of listing to showing to selling is what Steve Steward, Steward Realty owner/broker, describes as "indicative of pent-up demand."

With the low number of houses available up against the high number of people looking to buy, Steward sees the market as continuing to swell.

"Looks like we're off to a pretty robust spring," he said. "We'll have a good first quarter as long as the interest rates remain low."

One of the properties he's representing in Lafayette, listing for $749,000, has averaged two showings a week since Feb. 27. "For February that's good," he said. "It's usually one of the slowest times.

"For the last three or four years it's been hard to come up with any predictions. We were just reacting," he said, referring to forecasting which way the housing market was going.

Predicting what to expect now, however, is easier to connect the dots. "The way things are, it's going to force prices up or shorten the market time."

Cher Mathews, Wright Kingdom Real Estate agent, agrees that people are shopping in earnest now that November, December and January are over.

"I've had about 9 showings in the last couple of weeks and have an offer coming in now," she said about a $750,000 home she's listing in Longmont.

"It's a great time now with interest rates below 4 percent," she said. "The economy is improving and the price of houses is starting to go up."
