Diane Rex, broker-owner of Rex Realty, shows off the bright, airy kitchen of an unusual listing in Lafayette. The property, for sale for $1.025 million, has a recently upgraded 4,678-square-foot house on several acres of land, but is located near the center of Lafayette.

Referring to the property he's listing at 6081 Nimbus Road in Longmont, he said, "There are 18 listings in the same area with 15 acres or more."
What sets this property apart from most others, he said, is that its value is in the land.
"Houses built in this area on 15 acres of property are priced in the $2 million to $3 million range," Haffnieter said. "The value here is in the land, not in the house. It allows for an up to 6,000-square-foot house and a 6,000-sqare-foot accessory building, although the county would still have to approve it."
His advice for people looking for properties like this is to be sure and look at neighboring properties for values.
"This place was appraised in 2007, and the current list price is less than what it was appraised for then," he said. "After the housing bubble broke, the high-end market was really affected."
Diane Rex, Rex Realty broker owner, is listing a property at 2490 Cana Court in Lafayette, another place with a lot of land. This one, however, is located more in the heart of town. "Four and one-half acres in the middle of Lafayette is rare," she said.
Another difference is that this home has been upgraded recently. There's also the possibility that a buyer could "jump through hoops," she said, and investigate the likelihood of building additional homes on the process.
Rex stressed that the option is merely a possibility and far from a certainty.
All the same, it seems that a good amount of land adds a good amount of value to properties, especially in this price range.
