Regus expanding into downtown Boulder

Regus, a worldwide provider of fully furnished office space and other flexible workplace solutions, is renovating 1434 Spruce St. for an anticipated April 7 opening. The company has 16 locations in the Denver metro area.
"We have been trying to get space in downtown Boulder for a number of years, and we finally were able to get this done," John Carey, market director for Regus in Denver, said Tuesday.
Regus leases the three-story building at 1434 Spruce from Unico Properties, and is in the process of gutting most of the interior. When open, the building's 13,775 available square feet will include 35 offices that provide enough space for 54 people.
The space will include a drop-in business lounge, kitchen and meeting rooms.
Rental rates haven't been set and will vary based on the level of services needed by users. But Carey said rates likely will range from about $250 per month for a virtual office - meaning a user occupies an office only a portion of the workweek - to about $1,500 for a full-time office on the outer portion of the building with windows.
The model, which includes mostly private work spaces, is more like that of Broadway Suites in downtown Boulder, Carey said, than it is like the various other co-working spaces that have popped up in town. But Regus is still going after the city's entrepreneurial startup scene, targeting early-stage companies or professionals who don't need to lease a lot of space but still want to be located in the heart of Boulder.
"For Regus, those are the type of clients and companies we like to help," Carey said.
