Buildings under way at Lafayette Crossing

Jarrett Armstrong of Armstrong Capital Development in Centennial said foundations will go in for the two buildings next week, with completion slated for July.
The two buildings total about 15,000 square feet and will house seven to eight tenants total, including multiple coffee and food shops. Armstrong said his firm is close to announcing who some of those tenants will be.
Lafayette Crossing is the name given to the redevelopment of the 7.25-acre site, which includes an existing 55,000-square-foot commercial building anchored by a bowling alley. The site has been replatted into six parcels, and Armstrong Capital closed on the purchase of four of those last week for $2 million from owners Dick Blumenhein and John Kelly, according to county property records.
The four parcels purchased total about three acres, and include three pads along South Boulder Road across the parking lot from the bowling alley and retail shops in the commercial building. The fourth pad purchased is south of the bowling alley, and was this week sold by Armstrong Capital for $550,000 to Texas-based Christian Brothers Automotive, which recently received permits to build a new auto repair shop there.
The two Armstrong buildings under construction are going on two of the pads along South Boulder Road. Demolition of a former gas station on the third pad up front has begun, and Armstrong said his firm is working on landing a single tenant for that spot, with a timeline for building there based on finalizing a lease.
Armstrong Capital is in discussions with the owners of the final two parcels, which include the 55,000-square-foot commercial building and part of its parking lot, about what sort of redevelopment might take shape there as Phase 2 of Lafayette Crossing.
Armstrong said that he's confident that as the buildings along South Boulder Road take shape and change the look of the area that something positive will unfold for the existing commercial building.
"We're pretty excited about those two new buildings," Armstrong said.
